GENERAL / FREQUENTLY ASKED QUESTIONS
Q: What is the application fee?
A: Application fee is $65 for each adult applicant. An application is required from each person 18 years or older that will be living in the home.
Q: What is your criteria?
A: We do standard checks and verifications, including but not limited to: Credit, Criminal Background, Rental History, Income Verification, etc. Please see website “Rental Criteria” tab for more specific rental criteria.
Q: What if my credit isn’t perfect. Will that automatically disqualify me?
A: Not necessarily. We are not generally looking for “perfect” credit. Everyone’s situation is different. It will depend on what is on your credit report, how old it is, what your current financial situation is now and what the rest of your application looks like. Credit score is a factor, but not the only qualifying factor. WE DO LOOK STRONGLY AT GOOD, STABLE, SUFFICIENT AND VERIFIABLE INCOME, A CLEAN RENTAL HISTORY and acceptable criminal background. Your gross income needs to be a minimum 3 times the rent. Rent plus your long term, installment and revolving debt payments should not exceed 50% of your gross monthly income (40% and below is preferred though). Credit scores under 630, recent evictions (within past 7) years and/or monies owed to a present or previous landlord or management company are generally an automatic decline. Credit scores between 575-629 may be considered on a case-by-case basis depending on the strength of the rest of applicant’s qualifications. In such event, additional security deposit would be required.
Q: What if I don’t have any rental history?
A: It depends. Applicants without rental history may be considered on a case-by-case basis depending on the strength of the rest of applicant’s qualifications. Sometimes a guarantor may be allowed, combined with additional security deposit. Note, a guarantor must be an immediate family member and they must be well qualified financially have very good credit and meet all other qualification guidelines.
Q: What else are you looking for in an applicant?
A: We are looking for someone that will; Pay their rent on time, every time, no matter what; follow the terms of their rental agreement; take excellent care of the home; be a good neighbor; be reasonable to work with and allow us to have a peaceful life.
Q: Are pets allowed?
A: Yes, generally we are able to accommodate well behaved pets with responsible pet owners. That said, pets are conditional and subject to individual Landlord/property owner approval and Landlord reserves the right to refuse pets. If approved a (refundable) Pet Deposit of $350 per pet, plus (non-refundable) Pet Rent of a $30 per pet per month will be due. Two pets maximum. All proposed pets and animals must be named at time of application. Proposed pet/animal must have up to date veterinarian records and shots. Breed restrictions apply with following breeds not accepted: known aggressive breed (or mix thereof), such as but not limited to Doberman Pincher, German Shepherd, Pit Bull, Rottweiler, Cane Coroso, Presa Canarios, Akita, Chow, etc. (list is subject to change). Additional pet conditions and limitations may apply. Pets/animals known to be vicious or with a history of biting/harming people or animals or causing property damage are not allowed regardless of breed. Proposed pets/animals will need to be run through a pet screening through www.petscreening.com
Q: Who fixes things in the home?
A: Landlord handles major repairs.
Q: I LOVE THE HOME! How do I apply?
A: Fantastic! It is super easy to apply online. Just click the blue “Rental Application” tab on this website at the top right corner and then click the Application Link. The link will take you to the online application and you can follow the instructions and fill it out the full application from there.
